Property development advisory
Property development, with a developer on your side.
Build Up Capital advises small developers, landowners and investors from site to settlement: feasibility, finance, builders, disputes and sales. The advice comes from an active developer who has financed, built and sold his own projects.
Recent projects
Built, financed and sold.
A selection of completed townhouse projects. The same thinking that delivered them goes into every client's feasibility and plan.
Who it's for
For developers who can't afford a wrong call.
Most small projects lose their margin on the same few decisions. We help you make them with real numbers and someone who has been through it.
First- and second-time developers
Planning a townhouse or multi-unit project and wanting a feasibility, finance plan and sounding board before committing.
Experienced and larger developers
Running larger or multiple projects and wanting an independent project review, ongoing monitoring, or support with finance, cash flow and lender reporting.
Landowners
Deciding whether to develop, subdivide, partner or sell, and wanting to know what the site is really worth to a developer.
Investors and private lenders
Backing small projects and wanting an independent view of the numbers, the builder and the risks.
Services and fees
Fixed prices. Clear scope.
Start with a 30-minute intro call. If you book any service within 14 days, the $100 is taken off your first invoice. Clients who go ahead can move onto a monthly retainer for support through finance, build and sale.

Need something different? Tailored packages are available to suit your project and budget. Tell us what you need and we'll put together a fixed-price proposal.
All fees are fixed, in AUD and exclude GST. The $100 intro call fee is deducted from your first service if you book one within 14 days of the call. Each service includes the hours shown; any extra time is agreed with you in writing before it starts and charged at $300 per hour.
- Prices do not include third-party fees, such as lawyers, accountants, architects, town planners, surveyors or valuers. These are quoted and paid separately.
- Build Up Capital is not a law firm or accounting practice and does not provide legal, tax or financial advice. Where you need it, we can arrange it through our panel of trusted lawyers and accountants.
Sample feasibility
Know if the site stacks up before you buy it.
Every feasibility ends in a clear decision and the most you can pay for the land. This example shows why the asking price is often the problem.
Get a feasibility on your siteHow it works
From first call to settlement.
Most clients start with an intro call, then a feasibility. Each step stands alone, so you only pay for what you need.
Intro call
A 30-minute call on your site or deal, and the right next step. The $100 fee comes off your first service if you book within 14 days.
Feasibility
Full numbers on yield, cost, revenue, finance and tax, tested against realistic sale prices.
Decision
A clear go / no-go, the maximum land price, and the finance structure that fits.
Delivery support
Help with lenders, builder contracts, variations and sales, on a retainer or as needed.
Where margin leaks
The mistakes we help you avoid.
These are lessons from real projects, including our own. Each one can wipe out a small developer's profit.
Paying too much for land
The feasibility should set the land price, not the agent. Work backwards from your target margin.
A feasibility built on hope
Optimistic sale prices, thin contingencies and missing holding costs make bad deals look good.
The wrong finance structure
Loan-to-value limits, presale requirements and drawdown rules shape the whole project. Plan them first.
Weak builder contracts
Loose scope invites variations and disputes. Control scope, claims and changes from day one.

Build Up Capital was founded by Robby Green, a Melbourne developer who has managed more than $40 million in projects and development finance.
Robby has taken projects from site purchase through to sale: structuring unit trusts with multiple investors, raising bank and private finance, managing builders and dealing with the problems that come up when projects don't go to plan.
Before property, Robby spent 25 years in commercial and executive roles, including as General Manager, Asia-Pacific at a global IT services company. That background shows in the work: clear numbers, disciplined reporting and straight advice.
He now advises a small number of developers, landowners and investors at a time, so each client gets his direct attention.
