FAQ
Questions developers ask us.
What we do, what it costs, and how working together runs. If your question isn't here, book an intro call or send us an email.
Working with us
Who is Build Up Capital for?
Small developers building 2 to 10 dwellings, landowners deciding whether to develop, subdivide, partner or sell, and investors or private lenders who want an independent view of a project. Most of our clients are first- or second-time developers.
Who will I be working with?
Robby Green, our founder. Robby is an active Melbourne developer who has managed more than $40 million in projects and development finance. He works with a small number of clients at a time, so you deal with him directly.
Are you a lawyer, accountant or financial adviser?
No. Build Up Capital provides property development advice. We are not a law firm or accounting practice, and we do not provide legal, tax or financial advice. Where you need it, we can arrange it through our panel of trusted lawyers and accountants, and we work alongside your own advisers.
Do you work outside Melbourne?
Yes. We're based in Melbourne and provide our services across Australia. Strategy calls, feasibilities and ongoing support all work by video, wherever your site is.
How do I get started?
Book a 30-minute intro call online and pay when you book. You can also send an enquiry through the contact form or email info@buildupcapital.com.au, and we reply within one business day. Most clients start with the intro call, then a site feasibility.
Will you keep my site and deal confidential?
Yes. We don't share your site, numbers or plans with anyone unless you ask us to. See our Privacy Policy for how we handle personal information.
Fees and payment
How much do your services cost?
All fees are fixed, in AUD and exclude GST.
| Service | Fee | Included |
|---|---|---|
| Intro call | $100 | 30 minutes, deducted from your first service if booked within 14 days |
| Strategy call | $450 | Up to 2 hours |
| Site feasibility | $2,400 per site | Up to 10 hours |
| Project retainer | $3,000 per month | Up to 12 hours a month, 3-month minimum |
| Finance and dispute support | $1,500 | 5-hour block ($300/hour) |
| Developer cohort | $1,950 per person | Six 2-hour sessions |
| Site bundle facilitation | Success fee | Agreed upfront, paid on settlement |
Why do you charge for the intro call?
The intro call is 30 minutes for $100. It gives you real time with Robby to talk through your site and get a clear recommendation on the next step. If you book any of our services within 14 days of the call, the $100 is deducted from your first invoice, so the call costs you nothing.
What happens if a job takes longer than the hours included?
We tell you before it happens. Any extra time is agreed with you in writing before it starts and charged at $300/hour. You never get a surprise bill.
What isn't included in your fees?
Third-party fees, such as lawyers, accountants, architects, town planners, surveyors or valuers. These are quoted and paid separately, directly to the provider.
Can you put together a custom package?
Yes. If the standard services don't fit your project, tell us what you need and we'll send a fixed-price proposal.
Feasibilities
What does a site feasibility include?
Yield options, construction and other costs, sales revenue, margin, finance structure and GST treatment. It ends in a clear go or no-go decision and the maximum price you can afford to pay for the land.
Should I get a feasibility before I buy?
Yes, wherever you can. The feasibility should set the land price, not the agent. Working backwards from your target margin often shows that the asking price is the problem. Our sample feasibility on the home page shows how.
What do I need to provide?
The site address and whatever you already have: the listing, title and planning information, concept plans, builder quotes, and your finance position. If you don't have plans or quotes yet, we'll use realistic benchmarks and tell you which numbers to firm up.
Is a feasibility the same as a valuation?
No. A feasibility tests whether a project makes financial sense for you. It is not a valuation, and lenders will usually require their own independent valuation.
Retainer and support
How does the project retainer work?
You get ongoing advice through acquisition, finance, build and sale, with up to 12 hours a month for $3,000/month. The minimum term is three months. We take on no more than four retainer clients at a time.
Can you help if my project already has a problem?
Yes. Finance and dispute support covers lender and builder issues, variations, progress claims and GST margin scheme checks. It is sold as a 5-hour block, and we work alongside your lawyer or accountant.
Can you help me find development finance?
We help you plan the right finance structure, prepare your numbers for lenders and investors, and work through loan-to-value limits, presale requirements and drawdown rules. We don't arrange loans ourselves and don't receive lender commissions. If you need a broker, we can introduce you to one.
Developer cohort
What is the developer cohort?
A small-group program for first-time developers. It runs quarterly as six 2-hour sessions and takes you from site search to a funded project. Groups are capped at 8 people.
Who should join?
People who want to do their first development in the next year or two and want to learn the process with others at the same stage. You don't need a site to join.
Site bundles
What are site bundles?
Groups of development sites that we package and offer off-market to qualified buyers. Each bundle comes with plans and a feasibility.
How do I see what's available?
Register your interest. Addresses and details are released only after you sign an expression of interest and a confidentiality and exclusivity agreement. You then receive the addresses, plans and feasibility.
I own land. Can you include it in a bundle?
Possibly. Get in touch and we'll talk through whether your site suits a bundle or whether another option would serve you better. Site bundle facilitation is charged as a success fee, agreed upfront and paid on settlement.
